There are many different types of home inspections and reasons for having them, the most common being a pre-purchase inspection. This is when a home buyer or their agent arranges for an inspection to be performed to help determine the condition of a home prior to its purchase. Pre-purchase inspections are generally not required, but are increasingly becoming common practice because of the escalating costs associated with purchasing and repairing a home. It is also an avenue for accountability when the actual condition of a home doesn’t match up to the home buyer’s original perceptions. Nobody likes unexpected surprises!
Another type of inspection that is becoming more popular is what’s known as a pre-sale inspection. This is when the seller arranges to have an inspection prior to putting the house on the market. It allows for issues and/or deficiencies to be discovered and corrected before any potential buyer has had an opportunity to view the house. As you might expect, this can dramatically improve the buyer’s perception in the quality of the home’s condition. A pre-sale inspection can also prevent the frustration of trying to address a large number of home conditions during the negotiating process prior to closing.
